What Crosby Does For You:
Tenant references are verified, employment and credit checked, rent contribution and application for rent subsidy reviewed, suites inspected upon move in/move out, and rents collected promptly. Crosby can also represent the society in any arbitration or matters before the Residential Tenancy Branch.
- Financial Planning
We will undertake financial reporting including preparation of annual budget, annual subsidy review, operating subsidy, capital planning and reserve requirements as per the operating agreement.
- Financial Records
Provide accurate record keeping of income and expenses, provide payroll and transactions services for on-site staff, prepare comprehensive, comparative monthly financial statements and oversee annual financial review or audit.
- Site Management
Hire, train, supervise and evaluate on site staff, ensure WorkSafe BC compliance, and provide regular property inspection and reports.
- Repairs and Maintenance
Obtain competitively priced repair and maintenance work, and conduct regular reviews of contractors to ensure competitive pricing. We offer complete contract administration services, obtain Crime Free Status for buildings and caretakers, and ensure WorkSafe BC coverage and adequate insurance. Crosby’s services also include engagement of specialists such as engineers, architects and other professionals.
We take on annual appraisal of assets, obtain reduced replacement-value insurance premiums through volume purchasing, and coordinate insurance claims.
